Dinamo Arena – design description

Plans for a large-scale modernization of the Boris Paichadze Dinamo Arena include the removal of the athletics track and the transformation of the facility into a football-specific stadium. To achieve this, the entire lower tier of the stands will be completely rebuilt.

The new, more extensive lower tier will be brought closer to the pitch, while also increasing the stadium’s overall capacity from approximately 55,000 to 70,000 seats.

The project also includes the reconstruction of the roof and an increase in its surface area so that it covers the entire spectator seating bowl. On the exterior side, the roof will seamlessly transition into the facade, giving the structure a more visually appealing appearance.

The stadium’s surroundings will also undergo a major transformation. The existing parking area behind the western stand will be replaced by an underground garage, while recreational spaces will be created at ground level. The removal of the perimeter fence surrounding the stadium will allow this area to be transformed into a publicly accessible urban space.

The comprehensive modernization of the arena also includes the creation of additional commercial areas, enabling the stadium to function beyond matchdays and generate revenue.

The Boris Paichadze Dinamo Arena is the largest and most important stadium in Georgia. Located in the heart of the capital, Tbilisi, it has a capacity of approximately 55,000 spectators. The stadium was originally built in the 1930s and acquired its current form following a complete reconstruction carried out between 1969 and 1976.

The modernization concept was initiated by the president of Dinamo Tbilisi, Roman Pipia, and was made public in May 2026.

Previously, in April 2024, Georgian Prime Minister Irakli Kobakhidze announced plans to build a new 70,000-seat football stadium at a different location, near the planned new airport in the eastern suburb of Vaziani.

The redevelopment project of the Boris Paichadze Dinamo Arena was designed by the Dynasty architectural studio, associated with the Kurdiani family, whose members have for several generations been involved in the design of the original stadium from the 1930s and its subsequent modernizations.
