Berlin: Stadium construction costs over 70% more. What's next for investment? In 2022, a stadium project was selected to provide regional football clubs with a modern sports facility suitable for second and third league German competitions. The vision of O + M Architects and landscape architects Otto + Richter involves demolishing the existing Jahnsportpark and constructing a new arena.

Whole new complex

The project focuses on demolishing the Friedrich-Ludwig-Jahn-Sportpark, which was inaugurated in 1952. During the GDR era, the facility played a significant role in East Berlin, hosting teams such as Dynamo, the GDR national team, and several national cup finals. After German reunification, the facility did not have a permanent user, but it hosted matches for teams like Union, Hertha, Berliner AK 07, Turkiyemspor Berlin, and Dynamo.

The new stadium will have a capacity of 20,000 seats, making it the third-largest stadium in Berlin, after the Olympic Stadium and Alten Försterei. The complex will also include additional football fields, beach volleyball courts, tennis courts, and a multifunctional hall. A broadly defined meeting center will also be established.

More expensive and delayed?

In 2019, the Senate Administration estimated the total cost of the investment at €97 million. However, a report published in March this year indicated that this amount had risen to €168 million. Additionally, €14 million will be allocated for the demolition of the existing stadium.

The work schedule plans to start the demolition of the facility in the third quarter of this year. Construction of the stadium and other elements is planned to begin in the first quarter of 2025. The investment is expected to be completed in the second half of 2027. However, it is unclear whether these deadlines will be met due to the additional costs.
