Spain: Tender announced for next phase of Nueva Romareda construction

Nueva Romareda has announced a tender for €138.5 million for a major phase involving the demolition of the current facility and the construction of a new stadium. The public tender will determine the works for Phase 1B.

What does this phase include?
This phase involves the construction of Gol Sur starting in late February 2025, followed by the demolition and construction of the remaining part of the stadium from July 2025, after the current season ends. The investment will cost €138,510,534. Other phases, which will take place in the future, in spring 2026, have been omitted from this agreement. They will focus on other aspects, including technology installation for approximately €4.7 million, pitch work for around €1.5 million, and the installation of seating for €3.5 million.
The works in Phase 1B will be carried out simultaneously with tasks from Phase 1A, which began on July 8 with planned demolitions. These tasks also include excavations and new foundations for Gol Sur. They will continue until the end of 2024.

A long tender process
The public tender, announced by Zaragoza's mayor, Natalia Chueca, will be conducted through a two-stage restricted procedure. In the first three weeks, companies must enter the tender, and officials will assess their technical and economic solvency, ensuring La Nueva Romareda SL of quality, responsibility, solvency, and a delivery time guarantee. After this selection, up to five companies will be able to continue submitting bids, and they will have another six weeks to present details, with submissions closing at the end of November. The company estimates that the tender will be awarded in the first half of January 2025, and after the necessary signatures and administrative processes, work will begin in February.

Will they finish earlier than planned?
The ultimate goal is for Nueva Romareda to become a reality by August 31, 2027, allowing Real Zaragoza to play in the new stadium in the 2027/2028 season. This deadline could be slightly adjusted, as the tender allows companies to offer shorter construction timelines. Similarly, the price could be lower than the one announced by the company. Of the €138,510,534, €98,483,156 will be a fixed price that cannot be modified by the bidder, while the remaining €40,027,349 is subject to revision. This portion of the amount mainly covers partitioning work, wall, floor, and ceiling finishes, carpentry, metalwork, and components for mechanical and electrical installations.
