The construction of a new football stadium on the site of the historic Za Lužánkami Stadium in Brno has been delayed once again. Although the city council was expected to approve the sale of the land to Zbrojovka Brno, the vote was ultimately postponed. The reason is a significant discrepancy in the valuation of the plots, which could create legal risks and potentially invalidate the future agreement.

Sole bidder denied approval to purchase the land for the new stadium

Zbrojovka Brno was the only party interested in acquiring the land through the concession procedure. The club plans to build a modern stadium with a capacity of 30,000 to 35,000 spectators on the site of the abandoned venue. The investment is estimated to cost around CZK 3 billion.

However, the valuation of the property has become the main obstacle. According to an appraisal commissioned by the city, the land is worth more than CZK 400 million, including CZK 202 million for the demolition of the existing stadium. Zbrojovka's own valuation came to a much lower figure. The club ultimately offered CZK 207 million, which, after deducting the demolition costs, would leave the city with only CZK 5 million.

According to a legal analysis commissioned by Brno City Hall, such a large difference between the two valuations could be considered unlawful state aid to a private investor. As a result, the city has decided to commission an independent review of both appraisals. The city council will reconsider the land sale only after the revised valuation has been completed. Zbrojovka Brno remains committed despite the setback

Despite the latest delay, Zbrojovka's owners have reaffirmed their commitment to delivering the project. Club chairman Jan Mynář stated that the club's interest in building the stadium remains unchanged and that it understands the city's need to resolve the legal issues surrounding the transaction. He added that further steps will be coordinated with Brno's municipal authorities.

Brno mayor Markéta Vaňková also supports the construction of the new stadium but stressed that the entire process must fully comply with the law. She even stated that she would be willing to sell the land for a symbolic one Czech crown, provided that such a solution could be legally justified.

The issue has sparked considerable debate among local residents and supporters. Representatives of the Za Lužánky initiative point out that the stadium has remained an abandoned ruin for more than two decades despite numerous redevelopment plans. In their view, the arrival of an investor willing to finance the entire project without public funding is an opportunity Brno should not miss.

Za Lužánkami Stadium is one of the most iconic venues in Czech football history. It was there that Zbrojovka Brno won its only Czechoslovak league title in 1978, while in 1996 the stadium set the attendance record for the Czech top flight when more than 44,000 fans watched the match against Slavia Prague. The last competitive fixture at the stadium was played in 2001, and since then the once-famous venue has steadily fallen into disrepair.
