The project envisions the construction of a covered arena with an elegant, classic architectural form, which has already received very positive feedback at the visualization stage from both fans and industry experts.

Architects from the renowned HKS studio opted for a combination of modern technological solutions with aesthetics inspired by monumental public buildings, which is intended to give the facility a timeless character. The stadium is expected to stand out with large glass surfaces, representative entrances, and spacious public areas that will function not only on matchdays, creating a meeting place for residents and tourists visiting Washington.

The National Capital Planning Commission (NCPC) unanimously approved the preliminary land development plans and the architectural design of the facility, which is to be built on the site of the former RFK Stadium. Despite the enthusiastic reception of the stadium project, significant controversy has been sparked by the plans for accompanying infrastructure, particularly two multi-level parking structures. Each of them is expected to reach up to 11 floors, meaning they will form a substantial part of the visual composition of the entire complex and may compete with the stadium structure.

In total, the project includes around 8,000 parking spaces, the vast majority of which are to be located in multi-story parking facilities. The chairman of the commission, William Scharf, pointed out that such structures rarely fit harmoniously into urban space, and their scale may disrupt the aesthetic perception of the entire project. Criticism also concerns the way the parking structures were presented in visual materials, where they were often minimized or shown in a less realistic way.

Impact of parking construction on the landscape and residents of Washington

The planned location of the parking structures near the Anacostia River and residential districts means that the investment is raising numerous concerns among the local community. Residents point out that such large structures may negatively affect the landscape, limit the visibility of the stadium, and worsen living conditions by increasing traffic and noise levels.

Representatives of the Kingman Park community are particularly active in the debate, emphasizing that although they support the idea of building a stadium for the Washington Commanders, they oppose the current infrastructure plans. In their view, the investment should be more balanced and include the development of public transport, which could reduce the need for such extensive parking facilities.

In response to the concerns raised, commission members and urban planners have proposed a number of changes that could improve the perception of the investment and limit its negative impact on the surroundings. Among the recommendations is primarily the reduction of the height of the parking structures and consideration of their different placement in relation to the stadium, so that they do not dominate the main structure of the facility.

It is also important to introduce architectural solutions that will better integrate the parking structures into the urban space, such as green facades or active ground floors with service functions. At the same time, the need for further design work and public consultations is emphasized in order to develop a compromise between the needs of the Washington Commanders, city authorities, and the residents of Washington.
