The club's president, Guglielmo Manzo, stresses the importance of this investment for the development of the city too. The stadium is set to spur urban and environmental change, as well as create a modern public space open to the public all year round. Investment with private funds

The total cost of the project is around €28 million and will be fully covered by a private investor. The new stadium will be built on the site of the current stadium, which the mayor of Arezzo, Alessandro Ghinelli, described as old and inadequate.

The new venue will hold exactly 12,506 seats, all covered. It will not only be a stadium for football - retail and office space is also envisaged, allowing the facility to be used on a daily basis. In addition, the stadium will be equipped with clean energy production systems, which fits in with modern environmental standards. Manzo points out that the project is intended to serve the city, not only as a sports arena, but also as part of a well-thought-out urban strategy.

Of particular note is the way the investment is being financed. The public space will be redeveloped thanks to private funds, and in return the developer will receive a long-term concession for the use of the stadium - the contract is to last for 99 years.

Modern design in English style

The M28Studio studio, under the direction of architect Carlo Antonio Fayer, is responsible for the architectural design. The stadium is designed in the English style, with the stands located close to the pitch, which will improve spectator comfort and increase the intensity of sporting emotions. This solution will also make the facility more versatile - the stadium will also be able to host other events such as concerts and outdoor events.

The plan is to demolish two stands and the Marathon sector, while the main stand will be upgraded and remain open throughout the works, allowing the Arezzo team to continue playing in its own stadium. The entire stadium area will cover 40,000 square metres, with an additional 15,000 m² dedicated to car parks and road infrastructure. The facility will meet the homologation requirements for Serie A and B matches, as well as UEFA standards, paving the way for hosting international events.

Next steps in project

The project has already passed the preliminary approval of the Urban Planning Commission, with a key vote at the city council scheduled for January 30. Once final approval has been given, the Arezzo club will be required to present a final draft and a draft agreement with the city, setting out the details of the development. Along with this document, a detailed economic and financial plan will be presented, certified by a lending institution, which will set out the exact construction costs and how they will be covered.

The construction work has been divided into four phases, which will allow it to be carried out without closing the stadium to the Arezzo team. The plan is for the first works to start in February 2026, with completion in 2030. In this way, the city will avoid the local team having to play home matches in another stadium.
