Spain: Valencia CF withdraws from legal battle regarding the stadium

Valencia CF has requested the Supreme Court to declare the strategic territorial action (ATE) for Nou Mestalla expired while also withdrawing its appeal against two rulings from the High Court of Justice of the Valencian Community (TSJCV). An interesting rendering of the stadium has also emerged.

Thus, the TSJCV's resolution, which approved the Generalitat's decision not to extend the deadlines for the ATE related to the construction of Nou Mestalla, has been accepted. The ATE is an urban planning instrument aimed at expediting the realization of large investment projects in the Valencian Community. In two rulings, the TSJCV confirmed that the club had committed various violations of the urban plan from 2015, leading to the rejection of two appeals from Valencia CF and primarily reminding them of the unfulfilled obligation to build a hotel in the first phase.
This non-compliance was one of the arguments used by the Department of Sustainable Economy to refuse in November 2021 the reorganization and extension of the planned phases of the ATE that Valencia CF was fighting for. In its ruling, the TSJCV stated that the obligation to build this hotel within the non-extendable three-year deadline was evaded for reasons solely attributable to the club, not the Valencia City Council.
Construction of the service area in exchange for funding the sports center
Valencia CF already knows the exact amount it will have to pay for the City Council to build the sports center near Nou Mestalla. One of the conditions set by the municipality for Valencia CF to obtain the building permit for the Nou Mestalla service area (already sold to Atitlan) is the full payment to the municipal treasury of the amount designated for the construction of the municipal sports center, which the residents of Benicalap have long demanded. It is worth noting that when the City Council granted the tightened licenses and subsequently approved the urban planning documents, it set the condition that Valencia CF must make the full payment to receive the service area permit.
The report obtained by El Desmarque includes the budget for the sports center that Valencia CF presented in 2022 in the penultimate project for Nou Mestalla, and city technicians made certain adjustments compared to other facilities in the city and market prices. The final price, including VAT, amounts to €11,270,045.06. The club is obligated to deposit this amount into the treasury according to the urban planning document approved in July. This €11.2 million is divided as follows: the buildings of the Cortes Valencianas sports center cost €9,791,979.00, while the urbanized outdoor areas cost €1,478,066.06.
The sports center will consist of four different spaces: a covered sports stadium, an indoor swimming pool, an open sports facility, and auxiliary areas where changing rooms and technical rooms will be located. Although there is already a project for the sports center, this was during the time when Valencia CF was solely responsible for its construction, so it may differ from the final project, which will be the work of city technicians collaborating with the construction company.

The video faithfully recreates everything that is currently known about the stadium: undulating balconies, columns, a roof with solar panels, and some details of the surroundings. The newly added office towers, sold to Atitlan, whose construction project was presented a few days ago for approval by city technicians, are barely visible.
