Spain: Valencia awaits Nou Mestalla project On September 20 Valencia CF presented the details of its project regarding the land adjacent to Nou Mestalla to the City Council. A report on the development, which Atitlan will develop after acquiring the land for €35 million, shows that the project fits in with the urban landscape and meets acceptable volumetrics.

Will they comply with regulations?

Through the City Council's Register of Entries, Valencia presented to Corts Valencianes the detailed study of applications for the area surrounding Nou Mestalla. This is the first step toward resuming work that was paralyzed in 2009 due to lack of funding. In addition, Valencia CF is scheduled to present a detailed design of the Nou Mestalla on October 12, which will include a report on the characteristics and quality of the stadium.

The report, promoted by the club and written by AIC EQUIP architects and engineers, highlights the need to allow for non-sporting uses before applying for a construction permit. This agreement was formalized on July 25, amending the ATE Valencia CF plan for the land at Antiguo Mestalla (zone A) and Corts Valencianes (zone B). The study outlines the volume and shape of the proposed buildings and service infrastructure, which will be developed by Atitlan. The land analysis distinguishes two types of qualifications. The largest plot of land, intended for the stadium, is private and lucrative. On the other hand, the surroundings, including a sports center for the Benicalap district, are public and nonprofit. The study also specifies that the maximum occupancy of the zone, where Atitlan plans to build hotels, office buildings, and shopping centers, will not exceed 70%, or 48,804.48 m².

Valencia CF emphasizes that the proposal fits perfectly into the urban landscape of Corts Valencianes and complies with legal requirements.

"It’s a shame!"

Documents approved in July included a mandatory external audit to determine the actual cost of the stadium. Maria José Catalá assured that the audit could only begin once Valencia submitted the execution project, where the stadium’s features are defined. With just 20 days left before the October 12 deadline, Catalá expressed confidence but said, “Now or never. The construction was paralyzed in 2009. It’s a shame for Valencia and a clear sign of a major problem.” LaLiga president Javier Tebas said on September 25 that he is "certain" Valencia will resume work on Nou Mestalla in December.
